Client Money Handling
All client money is deposited and held in a segregated ring-fenced client account, that includes tenants’ deposits, tenants’ rent, fee money taken in advance, client money held due to be paid by contractors, sales proceeds
Fees to Tenants
No set up fees
Assignment of tenancy: £50
Fees to Landlords for Long Let of Property (6 months +) (plus VAT if applicable)
Full Management, Sole Agency: 12% of the rent for the entire tenancy.
We market the property, find the tenant, carry out accompanied viewings, undertake all references, Right to Rent checks and AML checks, prepare the tenancy agreement and arrange for signature, collect the first month’s rent and security deposit, ensure that the tenancy fulfils legal requirements, including providing mandatory documentation to the tenant, instruct the inventory and take care of the check in. Once the tenant has moved in, we keep in touch with the tenant so that your property stays Renters’ Rights friendly. We proactively take care of any queries or issues that arise. We’ll look after everything for you and we’re available 7 days a week to do that. If there are any necessary repairs or maintenance, we’ll get quotes and, liaising with you, we will arrange the work. You would be responsible for any costs involved – plumber, replacing items etc.
Contract fee: £95 per rental for drawing up the tenancy agreement
Deposit Protection: £80. As an additional optional service for your peace of mind we can protect the security deposit with a government approved scheme
To note, landlords are responsible for the cost of the references, and for the inventory check in and the inventory check out. These are carried out by a third-party and recharged to you directly by us at cost.

Complaints Procedure
LizardProperty.co.uk aims to provide the best service to both landlords and tenants. If you are unhappy with any aspect of our service, here’s how to raise a complaint and what to expect.

2. Acknowledgement
We will acknowledge your complaint within 3 working days and let you know who will be handling it.
3. Investigation and Response
We aim to investigate your complaint thoroughly and provide a full written response within 15 working days.
4. Still Not Satisfied?
If you are not happy with our response, you can refer your complaint to the Property Redress Scheme (PRS), an independent organisation we are a member of:
